The Dutch property investment group, CÓRIO, together with ADVANTAIL that is specialized in the development, marketing and asset management of French and European outlet centres and villages, have concluded an agreement for the commercial development and management of the future Moulin de Nailloux Outlet Village.

Nailloux Outlet Village is the first “new generation” outlet village in the south of France. It is an innovative, ambitious and sustainable project.
After the second phase of development, 125 stores featuring prominent brands will be located in Nailloux, the G.L.A. of which will be 30,900 sq.mt. The Outlet Village aims to give entire satisfaction to every consumer, brand and the staff employed there. It will offer new, unique and personalized services: self storage, crèche facilities, a tourist office, etc.
It has been designed in keeping with the architectural traditions of the Lauragais area in 13.5 hectares of preserved greenery. The Village will welcome 1.7 million visitors per year.
Nailloux Outlet Village’s opening is planned for June 2011.

Why did you choose to invest in the Nailloux Outlet Village?
There are several reasons. First of all, it is the first new generation factory outlet in the south of France. The Toulouse city’s dynamic nature of demographics and economic activity also justifies considering this type of venture. Eventually the intrinsic qualities of the project – accessibility, visibility, critical size, design.
A few words about your partnership with ADVANTAIL?
Advantail, through its director Franck Verschelle, is a recognized player in the sector and has created this unique opportunity to create a factory outlet in the south of France. Our partnership goes beyond simply being contractual. It has become a relationship of trust and we want it to be an enduring one - we are a long-term investor.
What are CÓRIO’s objectives on the French market?
Being a major player in all areas of commercial property by offering traders and brands the best locations to sell their products. Our ambition is to consolidate our current position and to maintain our development. Nailloux Outlet Village is a concrete example of this.

Why did you choose Nailloux?
Nailloux has all the advantages that are key for making this type of project a real success. It is located opposite the Nailloux exit toll for the Toulouse-Andorra A66 highway and near the A61. These two motorways are the busiest in the area and are just 10 minutes from the Toulouse ring road. Nailloux is in an exceptional location and has great visibility. We are also on a route which is well-known to bargain hunters – the road to Andorra.
Nailloux also has a large customer catchment area and its region yearly welcomes 18 million tourists attracted by its rich heritage, its culture and economic activity. Finally Nailloux Outlet Village has no competitors in southwest France at all. This is the first time that a new generation village will be located in an area with such fine landscapes.
How fine is going the Village’s leasing?
The Nailloux Village’s leasing is progressing very positively. More than 40 % of commercial leases and pre-contracts have been signed. In particular we have great demands from international brands that target France for their first penetration outside their home market. The Nailloux project is equal in terms of quality to the major Italian, German and Spanish outlets.
And what about the opening of the village?
Its opening is planned for June 2011 with a first 80 stores phase. The project has been intentionally deferred for a year to ensure its success.
Why did you choose CÓRIO as your partner?
There is no doubt about CÓRIO being one of the European leaders in property management. They also share our priorities for the Village. A strong, ambitious, sustainable and innovative project. In view of this, our alliance was self-evident.

Located in an exceptional natural environment, the site is of course being based on a sustainable development approach. Eco-construction – intelligent earthworks without removing or adding earth. No lorry leaves the site, thus avoiding 20,000 land transport journeys.
Another fine example of this policy is the decision to use craftsmen from the area only, and to use local materials (tiles, bricks). In addition to having a positive impact on the local economy, this initiative once again limits travel and the transport of materials and therefore CO2 emissions.

The next big step for this exemplary site is the laying of the foundations at the end of March.
